What the ECC does
The Environmental Control Committee is a group of resident volunteers, nominated and approved by the Board, who interpret the covenants fairly and consistently. Where the covenants restrict or prohibit something, the ECC can guide you through requesting an exception. Some provisions have been superseded by federal law or outside factors, such as insurers' restrictions on shake shingles, and the ECC takes that into account.
When to submit a request
Contact the ECC any time you plan exterior changes to your lot, including any structure on it. Landscaping changes within 50 feet of your home are generally excluded. The ECC usually responds within a few days, and the covenants require a final response within 30 days of your original request.
What to include
- Your name, address, and email (phone is optional)
- A description of all materials, including colors and the manufacturer's website if available
- Drawings of the proposed changes. They don't need to be professional, but they must be accurate.
The ECC may ask for material samples such as decking, siding, railing, or roofing. Samples are returned after review.
Email the ECCRecords and volunteering
The ECC works mostly by email, including voting. It keeps a record of all requests and presents an annual summary at the homeowners' meeting. Interested in serving? Let the Board know.
